Property Description
Located just West of the new North East Lincoln Police Team location, this building is situated on North 48th Street. Some of Lincoln's most densely populated neighborhoods surround this location. Between the University of Nebraska, Lincoln's (UNL) East Campus and the University of Wesleyan, University Point is walking distance for the students, faculty, and staff of Wesleyan and a short drive for the UNL East Campus students. As part of a main street, this building will be the South anchor of the North 48th Street Corridor. A stop light planned for 48th and Huntington will provide easy access into this location. As part of the master planning for North 48th Street, this project will have new street-scape modernizing and updating to the frontage of this building.
Building Description
A new 20,000 square foot building will be constructed on this site. As a joint partnership between the City of Lincoln and WRK LLC, this building will be the newest multi-use building the University Place neighborhood has seen in decades. A two-story building with careful attention paid to the main street character of the 48th street corridor, WRK LLC has taken great care to plan and execute a building that will be an aesthetically pleasing amenity to this community. Each of the individual tenant bays will have their own distinct fit and finish, making the bay feel more like a traditional main street building rather than a strip mall. Inside are enhanced raw-boxes and the possibilities for build-out could take place in numerous ways. Adding to the building's design will be uniquely modern detailing that will bridge the gap between the historical architecture and today's contemporary buildings. This building will be a unique highly-visible commercial retail oriented structure that will have the North East Police Team as neighbors.
Zoning Description (B3)
This is a district for a redeveloping area applicable to the business and retail uses located in the area of the Lincoln Center Business District. It is designed so Lincoln center remains as the dominant multi-use center and key focal point of business, social, and cultural activity in the Lincoln urban area.
